AFTER establishing an impressive mark in township development, Ayala Land Inc. (ALI) enhances its marquee project Alviera—a gigantic mixed-use estate in Porac, Pampanga, that is being positioned as the economic, lifestyle and leisure hub of Central Luzon.

The project, in partnership with Leonio Holdings Inc., has added 700-hectares to the development and has now expanded to 1,800 hectares with its investment raised from P90 billion to P100 billion.

We decided to expand because we are planning to contribute in the development of tourism in the country,” Nuvali General Manager John Estacio said in a recent briefing on ALI’s second-biggest project held in Makati City.

“ALI made a big investment to attract the top foreign leisure players from Europe, Asia and North America to boost tourism in the Philippines,” Estacio added.

In anticipation of the potential boom of Central Luzon, ALI is developing Alviera as catalyst that will boost the economic activities in the region by putting residential, business, tourism and leisure pursuits in one well-planned estate.

Estacio said Central Luzon is a logical choice as it has the third-largest GDP among the country’s regions and the second-largest population of higher-education graduates. Meanwhile, the region’s tourism industry has a huge potential with over 3.6 million arrivals in 2015.

The government is embarking on several huge infrastructure projects, such as the North Luzon Expressway-South Luzon Expressway Connector Road, modernization and the expansion of the Clark Airport and the development of Clark-Manila high speed railway.

Alviera East

Being positioned as huge master-planned, organized and integrated community, Alviera is comprised of several features now to be delineated by four planned districts—reflecting Alviera’s position of urban living in nature.

The Alviera East will be the hub of thriving industrial and commercial centers. Avida and Alveo will complement the development of residential component, while Holy Angel University will handle the educational needs and employment through the Industrial Park and the Alviera East Commercial.

Local entrepreneurs, according to Estacio, gave a warm response with a rapid 95-percent sales take-up of the first phase of the Alviera Industrial Park with 16 industrial lots. He added the estate is expected to launch a second phase of the industrial park covering 32-has. It has signed locators in food manufacturing, motorcycle assembly, packaging and logistics and warehousing. The non-PEZA industrial park was designed for light to medium, nonpolluting industries.

Furthermore, Alviera will offer entrepreneurs to develop new opportunities for investment and business through the Alviera East Commercial, a 7-hectare commercial hub situated next to an institution, the industrial park and the 180-hectare residential communities.

The Alviera City Center, the focal point of the estate, will be accessible to visitors from Subic-Tarlac Expressway (ScTex) and major thoroughfares according to Estacio. It will host the commercial and business district, a regional mall, convergence areas, as well as residential dwellings at the heart of the estate.

Alviera West

Estacio said, Alviera West will highlight leisure living including lush greenery, rolling terrain and high elevation which will allow a bird’s eye view of the whole estate. Aside from being a venue for outdoor activities, Alviera West will have themed hotels, wellness centers and leisure developments to enable international locators to work well in the area.

“We will be incorporating for the first time the development of the tourism industry in our project,” Estacio pointed out.

In line with its commitment to put a green environment in the estate, ALI is putting up the Alviera Greenbelt, a 5-kilometers-long green corridor to be kept organic and pristine that will serve as a respite and convergence zone integrating the communities together. This district will be the home of the Alviera Country Club and the La Salle Botanical Gardens.

“We have partnered with De La Salle Philippines for the La Salle Botanical Gardens. We will have 25 themed gardens, full-scale laboratory, plant nursery, greenhouses and libraries,” Estacio said.

The project draws inspiration from internationally renowned gardens, such the Jardin botanique de Lyon in France and the Kew Royal Botanic Gardens in London.

For the social activities of the region, the Alviera Country Club will open in the fourth quarter of 2018. Designed by the renowned architectural firm Leandro V. Locsin Partners, the country club aims to offer a perfect escape for urbanites and a venue for convergence, social and family gatherings.

Estacio reported a huge uptake in Alviera’s initial residential offering through Alveo Land and Avida Land. As of the moment, Alviera, has sold 74 percent of its total Phase 1 inventory. These residential projects have seen values appreciate by 20 percent in the past two years as the estate continues to rise.  As for Ayala Land Premier, the luxury developer will soon launch a residential subdivision steeped in the estate’s natural green spaces.

Interest for Alviera will switch to a higher gear as the first phase of the estate’s infrastructure is set to be completed toward the end of the year. Located minutes away tfrom Subic Freeport and Clark International Airport, Alviera will soon offer more transportation options for visitors. Talks are ongoing for public transportation linkages to Clark and Angeles.

“Expect better utilities in Alviera by the end of the year,” Estacio said.

When completed, Alviera will be more appealing to the future residents and business locators, as well.
